Located in the unique canyon area of Sierra Madre, this house was a two-fold project. The primary goal was to have it ready for lease and have tenants secured by the end of 2016. The immediate need was to fix it up so that it could be occupied by tenants. The house required project management as well as Realtor® capabilities. We furnished weekly reporting of punch lists, budget, payroll and timeline. Hired the vendors to complete the job, oversaw inspections and managed the marketing to generate leads. We also hosted the open houses, vetted the tenants, performed background checks and are the current property managers. Meanwhile, the clients are happily collecting monthly checks.

This 3 bedroom/2bath home was originally going to be listed for sale when a family emergency shifted the plans. We guided the client through the rental prep process so that we could get their home leased as soon as possible. This process included property improvement consulting, showings, marketing and vetting tenants with background checks. Our goal is always to find a tenant that will treat the property as if it was theirs and respectively care for it.
Now with their home rented the family has the freedom to spend more time with their grandfather.
Renovation as a retirement strategy
Franco Noravian and Associates architectural firm, offer up their interpretation of the Modern California Bungalow. The 1938 residence has been completely renovated (with permits) from the inside out, and now hosts an open floor plan with modern amenities.
Rita Noravian, Franco’s wife and partner of 18 years, brought the design element to life by selecting all the interior design details, finishes and appliances. The unique beauty of this home is the loving attention to detail, wisdom and experience they have infused in every inch of the property.
The initial purchase completed escrow in August 2016, and then was renovated and launched by March 3rd 2017. The property was in escrow as of March 17th and completed escrow as of April 19th, the home was sold for the asking price of $850,000.
